Monday's meeting of Rye Town Council's Planning and Townscape Committee heard from Martello and RX Architects that a plan is now in place to establish a new Rye Creative Centre on Rye Harbour Road.
Martello had previously proposed a location in the “Strategic Gap” between Rye and Rye Harbour, however the new plans will see a brand new centre in the Atlas business park.
The plan envisages a new artist studio development that will have approximately 7,600 square feet across two buildings, a sufficient size to accommodate all the artists.
The developers hope to align its construction with the demolition of the current building on New Road to avoid any interruption to the artists' activities. Plans for the proposed housing development on the site will be submitted early in 2026.
A 12-month construction period is expected for the new facility, subject to approvals and the completion of a suitable design. Councillors raised concerns about artist and visitor parking, however Martello confirmed there will be dedicated parking available and that normally extra parking was available for visitors around the Atlas site.
Councillors also wanted confirmation that the artists actively support the proposals. Nick Archer, on behalf of Rye Creative Centre, was able to confirm this was the case for all those who wish to move. So far only two studio holders have indicated that they will not be involved.
Councillors heard the current facilities are in a serious state of disrepair, despite large amounts of money being spent on them. It was agreed it was in everyone's interest to move to a new purpose built facility, which will meet all current building standards.
Some issues require further discussion, including how the new building will be configured, and what gallery or exhibition space may be available. Councillors pointed out that several exhibition spaces are available in Rye if required.
10-year leases are currently planned for the artists, however following a question from Councillor Stuart, it was confirmed that there could be flexibility in this area. The new site also has the potential for future expansion if the need arises.
It was also confirmed that there are no plans for a replacement performing arts/exhibition centre, currently located at in the old gym at the former Freda Gardham school.
